Scheduling and visiting rental properties are important tasks for the landlord. This has to be part of the to-do list for the landlord. If the property is entrusted to a firm, the landlord should ensure to get periodic visitation photographs and reports from the firm.

It is imperative to state in the terms and conditions of the tenancy agreement that the landlord or management firm will visit the property periodically to assess the house and its surroundings for damages that need repairs. Properties should be inspected quarterly, bi-annually, or annually. A notice must be given within a reasonable time frame specifying reasons for the visitation. The visitation should be conducted within business hours except as specified and agreed upon by the tenant. However, the landlord can enter the house in the case of an emergency (fire outbreak or severe water leakage) without prior notification. This allows the landlord to mitigate further damages to the property.

The importance of periodic visitations is to ascertain the living condition of the tenant, repair or replace damaged fittings and fixtures, replace leaking faucets, and ensure the number of occupants is not excessive and the property is not being misused for other purposes not stated in the agreement.

Periodic visitation also ensures that the house does not dilapidate or misused, thus resulting in high out-of-pocket spending for the landlord between tenant turnovers. Severe damages usually occur inside the house when some tenants are careless and reckless with no maintenance culture. Routine visitation to the property will deter the tenant from causing more damage, especially by giving them verbal or written warnings. If they do not adhere to the warnings letter, eviction from the property will be the next line of action. Make sure you evict the tenant lawfully.

It will also create a good landlord and tenant relationship. A good relationship can create an enabling environment where tenants can give feedback promptly to the landlord on areas of the house that need improvements and repairs. A stitch in time saves nine.

When tenants understand that landlords care about their property and visit as specified in the agreement, a large number of the tenants will strive to maintain the property in good livable condition. They understand the consequences when the landlord is not happy with the poor state of the property.
