It may surprise you that lots of tenants do not read or understand their tenancy agreement thereby violating the terms and conditions. When these violations are brought to their attention, they become confrontational with the landlord or property manager. It is clear that some tenants also decide to act on their own beliefs rather than sticking with the tenancy agreement signed by both parties. 

 

Many tenants believe that once the rental payment is made, they are entitled to use the property the way they like. Some of the reasons below are actions of the tenants that compel landlords to give quit notice. 

 

-   Allow guests to live in the house: Some tenants will allow many of their relations and friends to live on the property. This means more than the required number of people are living in the house. This can quickly deteriorate the condition of the property. The doors, locks, carpets, electrical fixtures, and plumbing fixtures are damaged due to the frequency of usage.

 

-  Sublet part of the house: Many tenants violate the maximum number of occupants allowed by design on the property. They bring in different people to live in the property and collect rent from them. Some even rent out part of the open space outside the house for other activities. The property becomes prone to damages from incoming crowds daily.

 

-  Remodel the house without informing the landlord: This includes the interior and exterior. Tenants do not know that they cannot change the structural design of the house without notifying the landlord. They add, modify or remove walls without written consent from the landlord. Changing the electrical and plumbing layout must also be communicated to the landlord.

 

-  Change the color of the building:  The tenants are not supposed to change the interior and exterior colors of a building. The tenant can maintain the original colors if dirty. However, if the tenant wishes to change the color, they must get written consent from the landlord.

 

-   Intentionally change fixtures in the house: Some doors, plumbing fixtures, and electrical fixtures are replaced with higher quality products by the tenants because they want a better aesthetic appeal. Other tenants carry out these repairs and replacements with low-quality and cheaper products when damaged without getting permission from the landlord.

 

-  Damage to the house due to rough usage without repairs: Most of the damages in rental properties usually occur in the kitchen and bathrooms/toilets. This is because of the size of the space and frequency of usage. As a result, the light switches, plumbing faucets, doors, and locks are damaged.

 

-  Smoking in the house: Even when tenants tell the landlord they don’t smoke or will not smoke in the house, they end up leaving the house in a terrible state with the smell of cigarettes. This may create allergies for your next occupant of the house. This is why it is very important to carry out periodic visitations and inspections of your property. 

 

Keep pets not included in the tenancy agreement: Many tenants keep pets that will leave the house in a terrible state. These animals damage, litter, produce awful odors and leave allergies on the property. When this tenant moves out, renovating the house and eliminating the awful odors are costly and time-consuming.

 

-   Late payment of house rent: Defaulting on payment is very common with tenants that do not have a regular job and have expensive bad habits. They always have excuses why payment for their rent is late.

 

-  Organizing parties regularly: Some tenants party in their houses almost every weekend. This brings many people into the building which may cause significant damage to the property.

 

-  Unaccommodating to others in a multi-tenanted building: Many tenants will refuse to yield to the wishes or decisions of the majority concerning their environment. This leads to fights or quarrels that can make the environment uncomfortable for residents.

 

-  Not paying Utility bills: Not paying utility bills is very common with some tenants. This includes waste disposal bills, security management bills, gas bills, electricity bills, etc. They allow dept on these bills to pile up, and if the necessary action is not taken urgently by the billing companies or the landlord, the landlord may end up paying for the bills in the future. 

 

-   Stockpile items in the balconies: This is very common with hoarders. They do not believe in throwing unwanted items away immediately. Instead, they stockpile them on their balconies and this defaces the house.

 

-   Environmental noise and sleep disturbance: Many tenants do not see anything wrong with playing music at a very high volume, which could disturb other residents. They do this during the day and night time.

 

Any tenant perpetuating this act does not deserve to stay in your house and must be served quit notice. If prompt action is not taken immediately by the landlord, this may lead to spending more money on repairs and cleanup when vacant.
