When you build a house without adequate parking space for the tenants, this can quickly become a nightmare. These can bring discomfort to the tenants, lead to quarrels among tenants and limit the number of vehicles each family can own. Tenants looking for apartments without parking space are limited, so these can result in rent void for several months.

During the building planning stage, you need to work closely with the architect to ensure adequate parking areas are created and assigned to every apartment. One to two-bedroom apartments will need at least one parking lot each, while three to four-bedroom apartments will need two parking lot each. In most cases, a self-contained room may not need a parking lot because they are usually let out to young and singles individuals without a vehicle yet.

Parking lots bring a lot of value to an apartment when tenants know they can park their vehicles without hassles or need to scout the immediate vicinity for suitable parking by the roadside. Parking far from your building means you have to walk long distances to your apartment carrying your groceries or other belongings. The vehicle can be vandalized or stolen if there is no security in the street. Washing or cleaning it can also be a problem.

The minimum standard size for a parking lot is 8 to 9 feet wide and 16 to 18 feet long. There should be adequate space on the aisles for the vehicles to maneuver in and out. Parking lots designs where vehicles block others are also a huge problem. It means that blocked vehicle owners will search and wait each time they need to go out.

Commercial buildings need adequate parking space for customers and business owners. Business owners require a parking lot for their vehicles when they come to work and have significant parking space for their customers. Commercial buildings without adequate parking space discourage customer patronage. It has an impact on some businesses. It is one of the reasons why business owners make it their first point of consideration when looking for commercial space to let. The ease of entering and exiting the parking lot should be hassle-free, and the entire lot should be well-spaced for any drivers to maneuver.

In some cities where public transportation is available and accessible, personal vehicles may not be necessary, and fewer parking lots will be sufficient.

Adequate parking space is necessary for apartment and commercial buildings to prevent rent void and provide comfort for the tenants.
